What Do Typical Home Policies Cover?

Do You Know How Your Home Is Insured?

A typical home policy includes coverage for the property and the contents inside the property. There should also be some liability insurance in case a visitor claims that you caused him damage while inside your house. Finally, may policies have some sort of coverage for relocation in case you cannot live in your home because of damage. But finding the right coverage for your own home is more than a matter of finding good prices for a standard policy. You have to make sure you have the right coverage for your valuable assets.

What Isn’t Covered?

But some things may not be covered by a typical home policy. Have you thought about storms from floods, sewer backups, and the inablity to pay your mortgage?

Floods are one example. Weather related floods might not be covered under a standard policy. Most home owners have to buy another flood insurance policy. This is particularly true if you live in a flood prone aera. If you are not sure if you have flood insurance, you shold contact your agent or insurer.

What about sewer backups? Are they covered or exlcuded. A backed up sewer can cause severe damage. However, they are not often covered under a typical home policy either. This is also not covered by a flood insurance policy that only protects home owners against natural weather conditions. In order to be covered, you may actually need to purchase extra protection. Again, if you are not sure if sewer backups are covered, you should contact your agent or insurance company.

Did you know that some home policies can even protect your mortgage against unemployment? You cannot expect this to be included in your standard home policy. Some insurers offer it as an extra option though. Only some companies offer this option. Also, not all types of workers are covered. However, foreclosure insurance may be worth checking out if you are worried about your future employment situation.

Do you think the contents of your home are well covered. A standard policy does cover some loss, but it may not be enough to really allow you to replace you valuables. Think about all of your electronics, appliances, furniture, and clothes. If you had to go out and purchase it again, it would probably cost tens of thousands of dollars. If you do not have your home contents well protected, you could be risking a lot.

Geting good coverage for your valuable home is important. Sometimes, it is more complicated than just trying to find the lowest priced deal. Make sure you talk to an agent or company to find out what your policy really covers.

5 Landlord Tips For Collecting Rent

Tip 1: Bonus Offer for Early Rental Payments
Who doesn’t love a bargain, or a great sale? Offering an incentive for advance rental payments will encourage your tenants to pay their rent early. It could be a $50 break on rent, a discount on the following month’s rent, a credit towards their utility bill, or a gift card to Best Buy! Incentives are the way to go and more often than not ensure landlords receive timely payments.

Tip 2: Late Payment Penalties
Positive reinforcement works, right? Well, so does negative reinforcement! We strongly encourage your rental agreement to include a late payment penalty. Still, the ultimate responsibility for enforcing timely payments is up to you.Filing for eviction over a $40 late fee may seem extreme, but it will send a strong message, and you probably will not have the same problem again.

Tip 3: Report Rental Payments to the Credit Bureaus
Credit is critically important in today’s society, and many tenants appreciate this, going to great lengths to protect their credit ratings. People are far more likely to pay bills on time when they know the payments are being reported to credit bureaus, so give your tenants a strong incentive to actually make those payments on time, or even early.

Tip 4: Don’t Accept Rental Agreement Violations
Being a landlord is being in business, and businesses do not simply allow their clients to break their contracts. For example, if your lease prohibits tenants from keeping pets, but you discover the tenant has a mastiff dog – it’s time for a swift and effective intervention.

If you send your tenant a notice informing them that they must cure or vacate, followed by an eviction complaint, you put yourself in an excellent negotiating position. From there, you may decide to let them keep the pet, but only if they pay an additional monthly fee, or put down an additional deposit, etc. However, it’s critical that you send an unambiguous message that you will not tolerate any violation of your rental agreement.

Tip 5: Rental Inspections Are Essential
We suggest checking on your rental properties as often as you can, keeping an eye on how your tenants are treating your investment and verifying there are no rental violations. Once again, this sends a message that you are a serious landlord, and that the rental property is a priority for you. This may also encourage your tenants to keep the property clean.

Management Strategy For Landlords
If you want your tenants to perform and your rental property to yield the maximum possible return, you must be aggressive in managing that investment: be proactive, be responsive, and above all, enforce the rules of your rental agreement!

Have you ever thought about writing or publishing? Lots of women dream of becoming writers. Today’s publishers and writers are not limited to the big publishing houses. You might get started on the Internet with a very small investment. You can even find distributers who are willing to print your books on demand. If you do not want to print your books, you can sell them in an electronic format.
Your new idea could even be simpler than the first two. You can find simple needs, and then fill them for money! This could be as simple as providing day care in your home or taking seniors to doctor’s appointments.
Have you heard of social business? It is all about connecting people with needs to people who can fill those needs. Bad plan. This is the time when communication with lenders is most critical. Do not make your situation worse by keeping creditors out of the loop. Initially, creditors will be puzzled and probably assume you can’t pay due to a temporary situation. However, a continued lack of communication will cause creditors to question not only your ability to pay, but your intent to pay. More importantly, creditors will begin to question your integrity. Once this happens, your word is suspect and it will only be more difficult to come to a payment arrangement.

Here’s some tips on how best to manage your business credit in a difficult situation:

1. The first step is to prioritize. Before you do anything else, make two lists of your expenses—fixed and variable. The fixed expenses are those that occur every month such as rent and utilities. The variable expenses are the ones that may or may not occur, and which are not always the same amount every month. Next, on each list, note which expenses must be paid and which expense payments can be delayed.
2. Step two is to plan how you will pay the expenses. Creditors expect you to be honest with them as to the problem that is preventing you from paying them. They also expect that you will be able to give them an estimated payment date, which you cannot do if you don’t have a plan.
3. Third step—talk to the creditors. Don’t just call them once. Make it a point to have regular communication with lenders all the time. You might go so far as to set a specific time each week dedicated to calling creditors to give them an update on your situation. Remember, the more you communicate with the people who lent you money, the more flexible they are likely to be in working with you to solve your debt problem. Do what you promised you would do. Do not make promises you know you cannot keep just to stall the lender.
